Interior Design That Tells Your Brand Story
Your brand has a story—let’s bring it to life through design.
At TSD Studio, we believe that commercial interiors should do more than function—they should speak. Whether it’s a leasing office that sets the tone for an entire multi-family community, an amenity space that builds connection, or a hospitality environment that leaves a lasting impression, we design with one goal: to make your brand feel unforgettable the moment someone walks in.
With studios in Atlanta, GA and Sarasota FL, we partner with developers and business owners across the U.S. to deliver thoughtful, high-impact commercial interior design—from multi-family communities to boutique hospitality spaces. Every detail is rooted in your vision, built for functionality, and tailored to elevate your brand identity
We’re collaborators first—here to listen, align, and create solutions that not only look incredible, but also work for your operations, your residents, and your long-term ROI. Our design process is immersive, intentional, and deeply tailored to your vision and values.
Let’s turn your brand story into an experience.
OUR PROCESS

01
Programming - Seek First to Understand
In the programming phase of design, we take a deep dive into your requirements, including budget, deadlines, constraints and market research. On renovation projects, this will include site visits to document the space. Deliverables at this phase include project and plan review notes, as well as mood boards, which we use as a tool to hone in on a high-level aesthetic direction for your project.
02
Schematic Design - Building Concepts
In the Schematic Design phase, we develop the first, high-level aesthetic concepts into a rough design that fits the constraints of the space. Our deliverables at this phase include 2D space planning in the form of floor and furniture plans, as well as 3D renderings, concept finishes and fixtures. We conclude this phase of design with a materials presentation where the stakeholders can discuss the deliverables and finishes in person.

03
Design Development - Refining Ideas Into Plans
With the client's feedback from the Schematic Design presentation, we refine the plans, renderings and selections. This phase becomes a feedback loop, where we continue to edit revised deliverables until the final design is approved. In addition to plans and renderings, we deliver our materials schedules in hyperlinked, visual format to ensure easy understanding of all approvals.
04
Construction Documentation-Capturing Every Detail
Once the design has been approved, we develop a full set of Interior construction plans, to include, at a minimum, floor plan, furniture, power/ data, lighting/switching, finish placement, elevations, details and finish & fixture schedules. We obtain materials pricing on the front end to expedite your contractor's pricing exercises, and identify any fixtures that can be procured through TSD.

05
Furniture, Fixture & Equipment Specification - The Details are the Design
In a design process similar to the construction, we select furniture, fabrics, fixtures and decor for the space. With your approval, we create detailed specifications for order.
06
Design Implementation - Communication is Key
For the duration of the project, our team manages communication between all parties-, contractor and design professionals. This may include attending OAC meetings, completing site walk throughs, responding to submittals and documenting any and all changes to the plans and specifications. For FF&E projects, we provide regular updates of the status of shipments and warehousing.

07
Turnkey Furniture Delivery - Excellence in Process
We handle all FF&E procurement and project management in house; no outside firms or additional fees. Our procurement costs are covered within your design contract and all installation pricing, warehousing and shipping fees are clearly estimated on your FF&E proposal.
Where we are able to receive product locally, our warehouse staff inspects every piece as it arrives to ensure any shipping problems are resolved ASAP. Our TSD installation team delivers all local work and for out-of-state projects, a TSD employee will be on site to ensure your installation goes smoothly. Our design team handles every detail down to the final accessory styling.
CLIENT WORDS
"Whenever we decide to build another multifamily property throughout the Southeast, we often rely on Lisa to design the clubhouse, model apartment and amenity set. As a leading industry expert, she finds just the right, fresh look for each community. Like the time she created a cool, music-themed concept to match the vibe of a New Orleans property. Lisa is super creative and a delight to work with. She always stretches our dollar on every project to get the most bang for the buck.
We consider Lisa to be an integral member of our team who helps us attract our ideal residents and boost our bottom line."

CLIENT WORDS
"We purchased an apartment complex in Savannah that was built in the 1960s. The amenity space was dark and dingy and barely functional. Lisa did a fantastic job redesigning the lounge, kitchenette, fitness center and management offices. She expertly sourced everything, from furniture to artwork. The focal point is a beautiful Southern Coastal tile mural in the clubhouse. Our new space is like night and day and makes a great impression on potential renters. Lisa was so easy to work with. She smoothly coordinated with our construction team to make her vision come to life. I recommend her 100 percent."
